How to Get a UAE Residency Visa in 2026 (Every Legitimate Route)
June 2026 · 8 min read
A UAE residency visa unlocks banking, schooling, leases, tax residency and the ability to base your family. There are seven legitimate routes in 2026 — picking the wrong one costs you years and tens of thousands of dirhams.
The seven routes — at a glance
1) Employment visa via a UAE employer (2 years). 2) Investor / partner visa via your own UAE company (2 years). 3) Freelance permit visa (2 years). 4) Property-owner visa — AED 750k (2 years) or AED 2M (Golden Visa, 10 years). 5) Golden Visa via talent, investment or entrepreneurship (10 years). 6) Retirement visa (5 years, age 55+). 7) Family sponsorship under a UAE resident. Each has different cost, sponsorship rights and minimum-stay rules.
Investor / partner visa — the founder's default
If you're forming a company anyway, the partner visa is the most flexible 2-year route. All-in cost AED 4,500–6,500 per person on top of the licence. You can sponsor spouse, children and parents. Renewable indefinitely as long as the licence stays active.
Property and Golden Visa routes
AED 750k freehold property gets you a renewable 2-year residency. AED 2M+ equity gets you the 10-year Golden Visa with no requirement to live in the UAE. Off-plan and mortgaged properties qualify (on the equity portion). This is the most popular route for clients with capital but no immediate business need.
What we recommend by profile
Operating founder → investor visa via your own free-zone or mainland company. Remote consultant → freelance permit visa. HNW family → property route, ideally AED 2M for the Golden Visa. Salaried executive being recruited → employment visa under the new employer. Retiree → retirement visa with property or savings proof. Spouse / children → family sponsorship under any of the above.
Frequently Asked Questions
What's the cheapest UAE residence visa?
A free-zone freelance permit with bundled 2-year visa runs AED 12,500–15,000 all-in — the lowest legitimate entry point including the trade licence.
Can I get UAE residency without setting up a company?
Yes — via property purchase (AED 750k for 2 years, AED 2M for Golden Visa), employment sponsorship, retirement visa, or family sponsorship under a resident.
How long can I stay outside the UAE without losing residency?
Standard 2-year visas are invalidated by absences exceeding 6 consecutive months. The 10-year Golden Visa is not — you can be abroad indefinitely and keep it.
Can I sponsor my parents on a standard residency?
Yes, subject to salary and accommodation thresholds (typically AED 20,000/month + 2BR tenancy) and a refundable deposit. The Golden Visa makes it easier.
How fast can a UAE residency be issued?
2–3 weeks from entry permit to Emirates ID for most routes. Property and Golden Visa files take 2–4 weeks once documents are ready.
